Does my new home need a survey?

If you are looking to buy a new home, there are two main reasons for instructing a survey:

  • New properties often come with a 10-year National House Building Council (NHBC) guarantee - If you notice a significant defect during these 10 years, then the builder is obligated to fix the defect for you, at his own expense. However, if you find a defect in the property after the 10-year guarantee, then you will have to pay for any repair bills yourself. A survey would find any defects in the house and save you money on potential repair bills.
  • Despite what people may think, new properties are prone to risks – the most common risks being thermal and settlement expansion and subsidence, these often lead to cracks in the property. Investing in a survey means that such problems are detected at an early stage, saving you money on bills that would have been very expensive.

Older buildings have even greater risks:

  • Generally, a building material’s life span is around 60 years - Some materials may be safe for hundreds of years, others often deteriorate faster. The deterioration is often dependent on the conditions of the property. We believe that pricing our surveys this way means that we avoid time restrictions, allowing the surveyor to thoroughly inspect your property without missing out on any defects or problems.

At Right Surveyors, we offer a cost-effective service so that you are charged for the time spent on your property and any equipment used - nothing more, nothing less.

A quote can be given when our surveyor has estimated how long he will spend surveying your property, this is judged by the type of survey you need and the size of the building.
